Jamie Schwartz, Executive Vice President of GHP, represented the owner in all the transactions at 585 Stewart Ave, Garden City, NY, the four building campus known as Expressway Plaza in Roslyn Heights, NY and 277-305 Northern Blvd, Great Neck, NY. The portfolio totals over 235,000 square feet of office space. |

| Amount: Lease GHP Office Realty, LLC, an owner and manager of office properties throughout the New York metropolitan area, is pleased to announce that USA Today, a subsidiary of Gannett, a leading daily newspaper in the United States, has inked an 8,600 sf lease at 3 Expressway Plaza in Roslyn, New York. Chuck Tabone of Newmark, Knight & Frank’s Long Island office represented USA Today. Nancy Cerami of NAI Long Island and Jamie Schwartz, executive vice president of GHP, represented the owner. In another transaction, Fifth Generation Systems, a provider of innovative technology solutions to businesses, consumers and developers, signed a lease for 5,572 sf at GHP’s 1 Expressway Plaza. Gus Nuzzolese of Sutton & Edwards represented the tenant and Cerami and Schwartz represented the owner. Schwartz stated “We are delighted that USA Today choose 3 Expressway Plaza to be its Long Island headquarters and that 5G choose 1 Expressway Plaza for its headquarters. Expressway Plaza’s close proximity to the Roslyn train station and the Long Island Expressway as well as its beautiful campus setting proved to be a perfect location for both of these companies. GHP’s 150,000 sf, four building, Expressway Plaza campus is now 100% leased. “The only space becoming available is a 1,700 rsf unit on the second floor at 4 Expressway Plaza in January 2008. |

| Amount: Lease White Plains based GHP Office Realty, LLC has inked over 55,000 square feet of new leases and renewals at 218 Route 17 North, Rochelle, Park, NJ, a 95,000 square foot, class A building. Watson Wyatt & Company, a world wide consulting firm, signed a long-term renewal and expansion for over 21,000 square feet. Watson Wyatt & Company’s global services include developing strategies related to attraction, retention and reward of employees, advising pension plan sponsors and other institutions on optimal investment strategies. A continuing long term tenant at the building, Watson Wyatt was represented by Michael Christian of Equis Corporation. The owner was represented by GHP Office Realty. Florio Perrucci Steinhardt & Fader, LLP, the New Jersey based law firm of former New Jersey Governor, Jim Florio, also renewed and expanded into over 5,600 square feet. The regional law firm’s specializes in banking and commercial lending as well as construction and public contracting. The tenant was represented in house by Paul Sangillo, Esq. and Jamie Schwartz represented the owner in the transaction. Additional transactions include Servicio UniTeller, Inc. signing a 6 year, over $2,000,000 renewal. Servicio UniTeller is a worldwide money transmitter corporation that instantly sends money to thousands of locations, including remote, rural areas not serviced by other money transmitter companies. Servicio UniTeller was represented by Mark D. Siegler of Colliers Houston & Co. The owner was represented by GHP Office Realty. New deals include long term leases with Divagno International Cardiology, Inc. for 5,200 square feet. The tenant was represented by William Hassan of CBRE. Omni Eye Services for 6,000 square feet. Omni was represented by Michael Staskiewicz of the Schultz Organization. Phoenix Healthcare, Inc. leased 2,300 square feet. Phoenix was represented by Frank Recine and Blake Goodman of Newmark Knight and Frank. Jamie Schwartz, executive vice president of GHP, represented the owner in the above transactions. Schwartz commented, “The past year continued strong leasing at 218 Route 17 North, with both current and new tenants committing to long term leases. We are committed to this market and are working hard to maintain our strong activity”. |

10 County Center, White Plains, NY | |||||||
| Amount: Lease GHP Office Realty announced that the firm has signed the largest lease in Westchester County in 2008. Verizon New York and Verizon Global Networks committed to two separate long term leases for 99,736 square feet. The County of Westchester also signed a new lease for 17,460 square feet. Both tenants committed to leases in 10 County Center a 205,000 square foot office building acquired by the principals of GHP Office and its locally based partner, Benerofe Properties in July of 2007. Headquarted in Basking Ridge, New Jersey, Verizon Communications has committed to use the County Center Road space for their new FIOS services: customer support, call center and training of staff. The location will house over 500 Verizon employees on the ground and fourth floors of the building. GHP Office Realty principal, Andrew Greenspan, who represented both Verizon and the building owners in the lease negotiation commented, “Verizon is one of the world’s leading technology companies. This lease at County Center represents a major belief and major commitment to Westchester County” In addition to the FIOS network, the owners of the building recently installed a state of the art green cooling system that relies on geothermal technology. The building also serves as one of Westchester County’s main telephone switches for the 914 area code. In a separate deal, also at 10 County Center, the County of Westchester leased executive office space for its Department of Social Services which relocated into 17,460 square feet on the 3rd floor in January of 2008 from Grand Street in White Plans. Mr. Sal Carrera Westchester’s Director of Economic Development oversaw the search for new space and negotiations for the County. The County employees were attracted to 10 County Center for its unparalleled access to I 287, the Bronx River Parkway, Central Park Avenue and walking distance to downtown White Plains and White Plains train station. GTL Construction, also of White Plains, provided complete construction services for the new office build out. The combined total of 91,000 square feet of available space on the 2nd and 3rd floors is available for lease immediately. GHP Office Realty represents the owners in the leasing and marketing efforts for the vacant space. The privately held joint venture purchased a 25 building 2,300,000 square foot 10 state building portfolio from Verizon in mid 2007. |
