Ladera Shopping Center 3301 Coors Blvd, Albuquerque, New Mexico

Ed Graf and Ted Sannella of Houlihan-Parnes have arranged for the leasing of 43,900 SF space at The Ladera Shopping Center.  The anchor space, a former grocery store, was leased to ARC Thrift Stores for a ten-year term.

In addition to negotiating the lease terms, Graf and Sannella provided Ladera Partners LLC with a bank loan for the tenant improvement build-out.  The $2,800,000 facility can be drawn down as needed and is interest-only for the first year.

The tenant ARC Thrift Stores is based in Colorado where they currently own and operate 50 stores. This will be their first location in New Mexico.

The Retail Center, located at 3301 Coors Blvd. NW, Albuquerque, New Mexico, was built in 1986 and consists of 128,712 square feet. The Center is occupied by 19 national, regional and local tenants including, Dollar Tree, Taco Cabana, Planet Fitness, Dogtopia, the UPS Store, Supercuts, H & R Block, and T-Mobile.  Burger King occupies a pad site.
